Our RICS Condition Report Service includes an inspection of the property and a report based on the inspection. This service aims to give you professional advice to tell you about the construction and condition of the property on the date it was inspected; any defects that need urgent attention or are serious, things that need further investigation to prevent serious damage to the fabric of the building, defects or issues that may be hazardous to safety.

Our RICS Homebuyer Service includes a physical inspection of the property and provides a report based on that inspection. This Service aims to give you professional advice to help you to make an informed decision on whether to go ahead with buying the property, make an informed decision on what is a reasonable price to pay for the property, take account of any repairs or replacements the property needs and consider what further advice you should take before committing to purchase the property.

Our RICS Building Survey Service includes a thorough physical inspection of the property and provides a detailed report based on that inspection. This service aims to help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading the property, provide detailed advice on condition, describe the identifiable risk of potential or hidden defects, where practicable and agreed, provide an estimate of costs for identified repairs and make recommendations as to any further actions or advice which need to be obtained before committing to purchase.

Our Approach to Residential Surveying Services

We use the technology and wide range of equipment effectively to meet the needs of our customers. We prepare detailed reports with pictures and explanations.

The RICS Building Survey report provides an in-depth analysis of the property’s condition and includes advice on defects, repairs and maintenance options.

Schedule of Condition are agreed at the commencement of a commercial tenancy and attached to the lease. It is the most effective way of limiting future dilapidations liability.

This document identifies items of disrepair where the tenant has failed to comply with the repairing clauses specifying the work necessary to bring the property back into repair.

Our Approach to Commercial Surveying Services

If you are considering the purchase or rent (or rent out) of a commercial property, we can conduct an inspection and prepare a report that will not only highlight the current condition but also provide you advice on defects, repairs and liabilities.

General and Specific Structural Inspections:

General Structural Inspection (GSI) is carried out on all load-bearing elements of the property. The surrounding site and any other factors that might affect the overall stability of the structure are considered.

Specific Structural Inspection (SSI) is carried out for specific defects or locations on a property to identify a structural defect/problem such as subsidence, damage caused by removed walls, etc.

Structural Design and Calculations:

We can make structural design and calculations on beams, foundations, loft conversions, extensions, etc.

3D Visualisation and Drawings:

We can prepare 3D visual drawings for the existing building or structures and we can show any alterations on the property on 3D models. This helps the clients to see the application of the ideas on a real 3D computer model and makes the alterations feasible.

Architectural Design and Drawings (CAD -Computer-Aided Drawings-):

We can prepare architectural drawings, details in a 2D or 3D environment. This includes existing buildings and any new projects, developments or alterations.

Interior Design:

This is the visualisation of your design or ideas. We also give advice during the design. You can see your design on an existing floor via a visual environment and drawings.

We give services for alteration of the existing buildings or extensions or conversions. The process for alterations is as follows:

Measured survey
Planning drawings
Planning application
Building Regulations drawings
After these processes, you will then have to commission a Building Control Officer to review the construction phase.

Disbursements:

May require beam calculations for Building Regulation Application
Severn Trent bridge over agreement may be required
A drainage survey will have to be carried out.
The above disbursements can only be confirmed upon survey.

Alternatively, you may wish to go down the Building Notice route which includes inspections from the City Council, however, if beams are required then you will need to instruct a Structural Engineer.

Please note that Building Notice is only for minor building alterations or extensions. For other alterations or extensions, full plans application is required (as listed above).

We prepare projects of all disciplines including architectural, structural, MEP, landscaping by using BIM and we make clash tests during the design process. You can see your project in a 3D environment before starting and you can correct any mistakes or clashes before starting the construction or installation.
